By Robert Milligan: Taking a quick jog through the Laurel Park / Washington Park area of downtown Sarasota this morning (behind PF Changs) I noticed a lot of new construction single family homes coming in – more than I had thought. Like many other downtown neighborhoods some of the new homes are custom, some are built for spec but most all have great architectural design elements that give each residence unique character and further solidify this areas aversion to cookie cutter Mc Mansions in the best possible way. Here you find old brick paver streets, some of which are partially covered by old asphalt which I think is great… It’s like patina on top of patina.
There are no pending foreclosures in this neighborhood presently which is interesting, and indicative of a very stable enclave of homes. Presently there are 3 homes for sale ranging from 524,900 – 879,000 and 10 homes have sold during the last 12 months ranging from tear down lot value bungalows at $205k on up to a recent sale of a what I consider a gorgeous 3/2 – 2,479 sq ft home on Madison (pictured left) for $1,050,000.
I predict these neighborhoods will continue to become more highly desirable over time as they are directly adjacent to important corridors to downtown. Not everyone will agree but I think that the new construction will be tasteful and keep the overall charm of this neighborhood in tact as it changes and evolves over time.
